Yes, there's evidence 2012 is going to be a healthy Real Estate Year for Parkfairfax. The Washington Post, on Sat., Dec 31, 2011 printed that detached houses in our general area, have increased! That's an evidence of improvement in our area. When you read negatively about Real Estate, it's probably NOT in our area. Employment is good, when compared with the remainder of the country.

When detached houses increase in value, condos in the same area, will NOT be far behind. Big bank lenders continue to be too conservative! We've seen large banks mix appraisals to the point of absurdity. Smaller mortgage institutions have helped the majority of Parkfairfax home owners to buy and re-finance in 2011. Renters Spending 5% More Than Home Owners

Rising rents are forcing renters to outspend home owners on housing costs, according to a new study.

Since 2005, home owners’ housing expenses have climbed from 31.9 percent of their household budget to 33.2 percent. On the other hand, in that same time period, renters’ expenses have jumped from 35.6 percent to 38.4 percent, according to the October CoreLogic U.S. Housing and Mortgage Trends.

In the last 26 years, home owners have increased the amount they spend on household expenses by 12 percent while renters have increased it by 22 percent, according to the study.

Earlier this month, Capital Economics economists noted that for the first time in 30 years the median monthly mortgage payment is about the same -- or less -- than the median rental payment.

Yet, with the bleak job market, home ownership rates continue to fall in many parts of the country, particularly among younger generations. CoreLogic found in its report that the home ownership rate for the 25-to-34 age group dropped from 51.6 percent in 1980 to 42 percent in 2010. For the 35-to-44 age group, home ownership rates fell from 71.2 percent to 62.3 percent over that period.

Wow, summer went quickly. The pools are closed, but the fall colors are coming and so is the apple cider, pumpkins (PIE!), fall vegetables, and the LOWEST INTEREST RATES ever! And the tennis courts can now be enjoyed in this cooler weather.

Prices on Parkfairfax real estate are so buyer friendly; yet we're seeing tenants pay more and more for rentals. It's cheaper to buy and than rent. Weather here is much like Rome, Italy. Just returned from a cruise from Barcelona, to Tunisia, ports near Rome and Florence, then to En Province in France. It's nice to be back in Parkfairfax. It's green, breezy, not too close to the monuments AND the employment is higher in the DC metro area. The johnANDjohn TEAM is aware there are many that are economically challenger, including people very close to us. I'm sure you're aware of those miliary families & support staff who have loved-ones living in danger. We're going to have an entire generation of people who were involved with war AND we need to be ready, financially and mentally to help.

10 Cities Where Home Prices Will Rise in 2011 -
While home prices are expected to continue to fall in most metro areas, Clear Capital’s Home Data Index report says a few cities are already on the rebound and showing some gains in home values. “There really is this segmentation of these markets occurring where the one-size-fits-all national level numbers to represent all numbers really isn’t valid anymore,” Alex Villacorta, senior statistician at Clear Capital, told MSNBC. “Overall we’re seeing prices start to stabilize going into 2011, but unfortunately some of those markets will stabilize in the downward direction where others will see a sustained recovery.”Clear Capital takes into account unemployment rates, foreclosure rates, and real estate inventory in its index.The following is a list of 10 cities that Clear Capital expects will rise in property value in 2011:
1. Washington, D.C.: 6.5 percent price increase
2. Houston: 3.6 percent price increase3. Honolulu: 3.4 percent price increase4. Memphis, Tenn.: 3.2 percent price increase5. Columbus, Ohio: 2.1 percent price increase6. 10 Staging Tips To Get Your Home Sold Faster

1. Depersonalize the home by removing family photographs, memorabilia, children’s art projects, sports gear and collectables; anything that would distract a buyer. The purpose of the buyer’s visit is to engage with the home, to “try it on”. It is difficult for buyers to visualize their belongings in a home that is filled with personal items. Less is best.

2. Remove large pieces of furniture that make a room feel crowded. Rent a storage unit or POD if necessary so that you can make the rooms feel spacious. Arrange furniture so that rooms feel open and bright and walk ways are generous. Imagine what the room will look like when photographed. Will it look like a magazine photo? If not, remove more items. The buyer will most likely see the photographs first, so this is an important task.

3. Stage each room so that the buyer knows its purpose. For example, if you are currently using your formal dining room as an office, remove the desk and replace it with a dining table and chairs so that the buyer isn’t questioning the floor plan. Add a few decorative items that add a pop of color and pizzazz.

4. De-clutter countertops, closets and cabinetry. Clean countertops and closets so that they have the bare minimum. Arrange items in the cabinets so that they are well organized. Buyers will open closets and cabinets and make a judgment about the maintenance of the home accordingly. If items are neatly arranged and orderly, they will infer that the home has been well maintained.

5. Go room by room and check paint on walls and baseboards. Make any necessary repairs to sheetrock. A thorough cleaning and a fresh coat of a neutral paint will make the room feel and smell fresh. Clean carpets and flooring so that they sparkle. Replace worn carpet if necessary.

6. Lighten and brighten rooms so that they look large and happy. Replace light bulbs with new ones, avoiding the low wattage energy efficient ones. Remove heavy window coverings. Clean blinds and shutters. Clean windows inside and out so that nothing obstructs the light and views from the windows. Trim trees or shrubberies that interfere with the light.

7. Make minor repairs like re-caulking tub and shower, fixing dripping faucets, changing AC filters, balancing a ceiling fan, or any other repair that indicates that the property is well-maintained.

8. Remove any evidence of pets or animals, especially litter boxes and bedding. Pay close attention to and eliminate pet odors. Bad odors are always deal breakers.

9. Check the drive up curb appeal of the home. Mow the grass; weed, edge and mulch flower beds. Add some colorful perennials around the front of the home. Cut back or remove overgrown shrubbery. Trim trees. Place colorful pots of flowers by the front door. Check the exterior paint. Repaint the front door and replace old hardware. Remove toys and sports equipment. In winter months, consider sowing winter rye grass so that the yard pops with color when all the others are brown. If a home does not have curb appeal, the buyer may never come inside.

10. Give the home warmth and a touch of pizzazz. Spruce up the bedrooms with new bedspreads and some new pillows. Hang fresh towels in the bathrooms tied with ribbon or bows and remove toiletries. Replace worn mats and rugs. Add a large mirror over a dresser or low piece of furniture to add depth to a small room. Set the dining table with china. Check with a design professional for decorative touches that can add charm and highlight the special features of your home.

What a year! Interest rates at historic lows; Money magazine says there will be no better time to buy a home in decades, than today. Of course, we see on TV, read on blogs and some print media that we should be afraid. Banks are being VERY relaxed in allowing money to be borrowed....I know, you've read otherwise....just not true for our clients!!!! The interest rates have created a climate SOOOO attractive for buying a home as summer ends. Yet, when at coctail parties, I'm not hearing about the fantastic real estate deals. I'm telling them! Join me in telling people, THIS IS THE TIME TO BUY! When you see investors begin to buy in the neighborhoods where you want to live; you know you've missed the boat. That's what I saw on Sunday. The savy buyers (investors) are buying the best homes in the neighborhoods. They can borrow money for less that they've ever been able to borrow (5% interest). If you're wanting to buy a Parkfairfax condo in which to live; we can help you get a rate as low at 4.375% with 3.5% down payment. Just today, we put a 1 bedroom upper (Monroe) model up for sale. The kitchen has been fantastically renovated with granite countertops, all wood cabinetry, tile floor for $255,999! It's at 3151 Martha Custis Drive. Post Government Tax Credits

At this time, there are buyers who didn't want to compete with those vying for the government programs called tax credits, who now want to buy. Interest rates at below 5%! This is a great motivator. My 1st mortgage interest rate was 18.275%. RUN don't walk to the property where you want to live-NOW! Who knows how long these interest rates will last. Speaking of interest rates, which brings me to mortgage loans; appraisers, the people who are hired by your lender to determine value, look at comparable sales in Parkfairfax during the last 3 months!!! Value 6 months ago is of no value to the lender. Therefore, when we show you the comparable property sales to help you determine your selling/buying price; this is where those numbers originate. A Parkfairfax resident asked me on Sunday where the price came from? The Multiple Listing Service lists those prices AND the amount of seller subsidy (seller can pay up to 3% of purchase price to help with buyer closing costs + is necessary in most transactions to help the buyer). This IS a buyers' market. ARE THE BUYERS READING THIS? Only Realtors can see this amount in the Multiple Listing Service of SOLD properties. This amount isn't listing on any government website. The seller subsidy lowers the "net to the seller". The only way for prices to escalate is for someone to pay cash above the prices of the comparables. Of course, if you have a new kitchen or bath. The appraised amount WILL change based on quality of the renovation. At that time, unless the BUYER wants an appraisal, there is none. That cash price becomes one of the new comparables and prices will go up. I hope this clears up pricing for sellers. And for buyers, THIS IS THE TIME to buy.

Has anyone eaten at Chez Andres lately on W. Glebe just before reaching route 1 in Alexandria? It's only about a 5 minute drive, or a 30 minute stroll. If not, try it! Several Parkfairfax owners and I ate there on a Sunday night 2 weeks ago. The prices are normal, the wait staff is experienced and friendly, and the food is fresh-for example, they had soft-shelled crab. Ask for Cathy Fudge as your wait person. Tell her The John and John Team from Parkfairfax referred you! And look for the coupons that come in the mail. Two residents used those for 1/2 price meals!

Also I want to recommend the Greeting Card store in the little mall across from Lindsay Cadillac. It's next to CVS. Lindsey is the owner and works on Sundays. Sales of Parkfairfax condos continues to be strong. As of this writing there are only 15 homes for sale out of 1600+. Values are staying rather firm. Finally March is here. Another 8" of snow since I last blogged. We've seen alot of shrub, tree and property damage. God bless those people in Haiti and Chile. We've had problems, but those people have had disasters!! Let's start thinking about warming breezes and outdoor evenings. But I just heard from a relative who lives in Tampa. They're having our future "yellow dust" season! You remember, your car, shrubs, patio furniture or outdoor seating is COVERED with yellow dust.

Parkfairfax Condominums continue to sell well. As of this writing there are only 7 units for sale. Call The JOHNandJOHN Team at 703-820-9723 to discuss them. With the $8000 buyer Tax Credit.....the closer we get to April 30th, the more people will be ANXIOUS to buy. Also please remember (for those of you who want to move to another home) $6500 tax credit can be yours!!! Call us now. There are so many good properties in the metro area that are available for sale. You may think $8000 or $6500 isn't alot of money. When is the last time you heard of the government giving a tax break (cash) to purchase property-never!! Why NOT take advantage of this gift.

2. Long term homebuyer: Same dates as above, $6500 tax credit, must have lived in your principal residence for 5 consecutive years during the last 8 years.

3. Income limits: phases out between $125K-$145K (single people) or $225K-245K (joint filers)

Our Parkfairfax Real Estate market seems very stable. It seems the "hot-lane" situation has been halted. Local Resident's complaints along with lack of funding seem to have "done the trick". YEAH!!

For those of you who have waited for combined units to come up for sale (over 1500 square feet), you will soon be rewarded. Our combined units have more square footage than many of the detached houses in Beverly Hills and Braddock Heights. There's a lack of one bedroom units for sale at this time. Call us 703-820-9273.

In the Washington Post today was an article about the 2% increase in values in property during the previous quarter. We see a lot of buyers who haven't quite decided that "this is the time" to buy. This action tells Realtors with a lot of experience (been through hard times before) know "this IS the time to buy". Hard to believe that some properties in Parkfairfax drew multiple offers during the last quarter. The most renovated properties continue to sell most quickly; which means more money for the sellers.

Some appraisers have been horrors for buyers, sellers and Realtors in the past quarter; however, this is changing. We've had several good appraisals during the past few weeks, unlike the early summer. You wouldn't believe some of the prices appraisers were assigning to our precious Parkfairfax properties.

Wow! What a weekend. We had 4 open houses yesterday. It appears that 2 of those will get offers and one of them "multiple" offers. If you want to hold value, buy Real Estate!!! Like my Grandmother used to say when people wanted to buy her farm land. They're not making anymore land, but money they print every day! She wasn't a fan of stocks/bonds!! Fortunately, homes in Parkfairfax, close-in Alexandria and Arlington, along with D.C. have done acceptionally well. We're so fortunate to live here.

We had out of town guests over the weekend. We ate at Landini Brothers in Old Town Friday evening. It was a birthday event. We expected the typical tourist treatment; but were VERY pleasantly surprised. The service AND the food were exceptional and all 6 of us were happy we'd eaten there. The last time I was there was about 12 years ago at a Christmas party. Wow, what a difference. Sunday evening we ate at Arlington Thai in Shirlington. And they know how to make a Negroni. I hope a FANTASTIC weekend was had by all. Our sellers are celebrating since offers came in on 3 listings this weekend. Two Parkfairfax listings got 2 or more offers!! An absolutely amazing condo at The Representative in Arlington also went under contract. The "Rep" as we call it, has enormous square footage, balconies, and unprecedented monutment views! Last evening we went to Busyboys and Poets for dinner at 6pm. It was CROWDED!!! Then to The Signature Theatre to see GIANT-all 3hours and 45 minutes (including 2 intermissions). It was WELL worth the time. See if before it goes to Broadway. Most of the actors are from Broadway productions.

Condominium Communities in the Shirlington area are selling well. EZ commute to DC yet far enough to enjoy the greenery that spring (starting tomorrow) will bring. We specialize in the Condo communities of Parkfairfax, Fairlington, The Arlington, & Courtbridge. Since the Feds pumped new money into the monetary system yesterday, interest rates went down AGAIN. Add low interest rates with $8000 off your tax bill this year or next for buying a home this year (Dec 1. is the cutoff date). This should help buyers feel more comfortable with purchasing. Interest rates WILL increase. And since the stock market has gone up 1000 points from the low, smiles are brighter and spending is back. Tuesday night we saw A Chorus Line at The Warner Theatre after eating dinner at Marc's Central Kitchen on Pennsylvania. The food was delicious, service professional, but the sound level was jacked up too loudly. Get the west coast raw oysters, any main course & bread pudding for dessert.

March 11th we had lunch with a new client from Denver at Willow on Washington Blvd. in Arlington, near N. Glebe Rd. Maybe we should have chosen another entree, but the substitute tuna sandwich for cod wasn't great.

Today, The Settlement Group, our preferred title company invited Bob Fredricks, their attorney to talk with the creme-de-le-creme RE/MAX Realtors from the Alexandria office, about contract language. I learned that when a foreclosure is sold, (like the one in Parkfairfax we put under contract) all liens are paid or forgiven, like taxes, condo fees, etc.

Look at johnandjohn.net for a new detached home listing in fashionable Jefferson Park. Rarely does one find a 4 bedroom/2baths upstairs home coming on the open market for sale. Sunday, March 22nd we'll have an open house.

Parkfairfax and The Shirlington area are where home buyers have interest. The forsythias have yellow buds just waiting for a warm day and the daffodils' stems have pushed through the earth.

Because of the garden-like communities and ease of transportation to DC via I-395, we see 15-30 people in each "open house" on Sundays from 1-4pm. High rise condos are not getting this same vibrant buyer visitation that results in selling homes. Properties are selling!

According to Realty Times, the Washington area is one of the "few" non-declining" real estate markets in the country....and Parkfairfax and The Shirlington area are maintaining values and selling VERY well. 2/16/09-Shirlington is bumping today. Had to park on the 4th level of the parking level just to get to the Hair Cuttery. I know, why should I go to get a haircut.....keeps me from having to clean-up the tiny hairs. And Hana is REALLY good. Same price as the barber shop in Bradlee; either of which are walking distance from Parkfairfax; but I was in a hurry. If you know of someone who wants a detached house, look at 1706 Crestwood Drive, $525K. It has 3 bedrooms/3 baths and plenty of room to add on. It needs a new kitchen. The basement is totally unfinished so "have your way" with it. We'll hold an open house there Feb. 22nd from 1-4pm. Come see us. Parkfairfax real estate is doing well. Only 6 available as of today. February 6, 2009In 2001, my husband Rob & I were first-time home buyers when we met John & John at an open house. By early Summer we were closing on 3738 Gunston Road, and our love affair with Parkfairfax had begun. It was a romance that would only last for 2 years, but it left a big impact on my life. The early months were filled with hard work, as we stripped paint down to beautiful plaster and demolished the kitchen walls. I learned a lot about home ownership and remodling, and that a girl can fall in love with a Viking range as easily as she can a GE. When the work started wrapping up and we came up for air, Rob & I were able to finally start appreciating the finer points of life in Parkfairfax. We had an easy commute to Alexandria and DC, the pedestrian bridge to Shirlington made for a nice stroll to dinner or a movie, and, as Spring rolled around, we began to enjoy nature awakening all around us. This is unexpected in Northern Virginia, that you could live a stones throw from 395 and still be surrounded by tall trees and beautiful gardens. I often think of my neighbor Trudy Gongorra's, and wish that I had taken the time to learn more about gardening from her. I also miss the azalea sale, and hope that it is still thriving. Rob & I have been living in Williamsburg for almost 6 years now, but we return to the area for work or to catch a show at the Birchmere. We drive through the neighborhood every chance we get. Yesterday on the icy roads, we had the opportunity for an appointment out Washington Blvd/Rt# 50 around lunch time. I'd read about The Great Wall Grocery Store, in the Gold's Gym shopping center on Gallows road. If you like unique items to eat, you'll enjoy this grocery store. Live fish are swimming in tanks. "Which one would you like, sir?' Fresh vegetables galore and fresh fruit of more varieties thaN is imaginable. While walking by all the live frogs, turtles, jelly fish, pig's feet, crabs....I spotted laquered ducks hanging behind a glass wall. Behind it was a huge pig on a meat hook (fresh bacon, pork chops). The laquered duck peaked our tastebuds. The woman "thankfully" asked if she could chop it into pieces for us. It WAS so beautiful, head-on. Duck soup tonight.

The Fairlington CVS on Quaker Ln, very near Parkfairfax/Shirlington has a photo enlargement machine. Saw Stan and Victor while there. Anyway, the photos of my brother and my parents and I on a vacation in Bermuda at Christmas-time WAAAAYYYY back when I worked for Delta(when I was MUCH younger) have been enlarged and are ready for Valentine's Day gifts.

1/27/2009-Paige (Jefferson Park), John & John (Parkfairfax/Shirlington) went to lunch at Majestic Cafe in Old Town today. Wow, was it cold. Paige said we had the 3 most attractive coats in Old Town. Her's was a fantastic designer suede with fur sleeves on the cuff and neck. And this fur was so unique....it was gorgeous. It was her Mom's. John M. wore a black suede and John W. wore a brown suede. (WHO CARES! WE DO! )What a good meal. Grilled scallop salad (JW), brot sandwich, with rosemary bread, 3 relishes (Paige) , and a cheese burger (JM). Very attentive wait staff, and VERY good food. The skylights add a glow that adds to the ambiance. There's a parking lot, metered, across the street...it was full, of course. So I parked in front of Arts Afire, the most attractive designer jewelry and glass store in the country. Joe Egerton, my dear friend is the owner. John Welch, originally from Dallas, GA, now from Alexandria, VA went to the dentist today for my 6 month check-up. Had the OPPORTUNITY to get a new "crown", which consists of a new computer-generated porcelain filling. No longer is a crown necessary. This was amazing technology. Another Parkfairfax property went "under contract"yesterday, January 13th; a 2 bedroom/2 level "fixer-upper on Gunston. Actually, everything, to our knowledge was in normal working order. Congratulations to the new buyer who plans to renovate!!!

This was a grand weekend for Parkfairfax & walk-to Shirlington Real Estate. Several condominiums and detached home went "under contract" as a result of the pent-up-demand for real estate, the 37 year low 30 year fixed mortgage rates, and the "hope" generated by a new administration coming into political office and by being associated with The JOHNandJOHN Team. Being close to I395, Quaker Lane, Fairlington, Shirlington's shopping, library, metro, restaurants, and theatres make Parkfairfax in Alexandria and Shirlington in Arlington "must" place to live and work. Amazing how close Alexandria and Arlington is made by Shirlington-a 5 minute walk.

On a more personal note, our laptop computer that we use at home or while at open houses died. After determining $300 to repair. We decided to purchase a new one. The Sony Style shop in Pentagon City is where we went to look because they sold the Sony Vios, our current laptop. They were giving 25% off some floor models. Their customer service wasn't great, but Chris, our salesperson/computer genius was VERY knowledgeable. If you see us with our new RED (remember discount) computer, you'll know it!!

Congratulations to both of you Parkfairfax Condo and Fairlington residents who bought your home outside the Shirlington area this week. Although you aren't as close to I-395/Quaker Lane & the Pentago as your were, Northern Virginia (Springfield) and (Alexandria-Fairfax County) are close enough for you and your additional family members. We've had our offices repainted. Can you imagine the mess? One computer and 1 phone had to be connected during the entire 3 day process. NEVER have all of us been out of the office for that period of time. We all worked from home as some of you know. Now, all is well! And the office looks fantastic.

John Welch has been visiting his parents and brother (and family) and will be back 12/18/08. Congrats to you who have called us about this low mortgage time. Tonight is the RE/MAX Allegiance Christmas party. There should be about 100 people. A Realtor in Fairfax is lending her HUGE house, and the attendees are bringing the food! We're cooking a 30 lb. turkey. It's been thawing for 3 days so it's ready to pop in the oven. The house should smell fantastic. I want to watch the Florida VS Alabama football game this afternoon. And I need a silver or gold ink pen to write some Christmas cards, didn't think about that when I bought them. Hope everyone has a wonderful weekend. It's so crisp and cold, it feels like Christmas!

November 21st, 2008.

John and I were in Continuing Education ALL DAY yesterday in Silver Spring, MD, to retain our Broker License in D.C. This is interesting: did you know there's a 3 business day right of recission to void your contract on condo documents in DC, 3 calendar day right of recission in VA?

It took only 40 minutes to get to the instruction site from Parkfairfax, but took an hour to get back home after the classes ended at 4:30. However, gasoline (premium) was only $2.32 per gallon. The least expensive price around here (for us) has been $2.46 per gallon.

We ratified a contract on 3383 Martha Custis yesterday, a one bedroom Garfield. Our clients' properties ARE selling. Come see us this weekend. We'll be on Gunston, Ravensworth and Coryell.

Good weekend. 4 open houses in Parkairfax produced a total of 120 visits. We love bringing new people into the park. The number of people attending that saw our signs at Parkfairfax's entrances amazes me. And the nice people that used to live here, now out-of-area, that bring back their friends, childrens, acquaintenances. I met a lady the other day who bought her father's apartment when he lived here 30 years ago. He moved away when the apartments went condo, and the unit became available as she was looking for a new home. What a small world.

Have you ever been overseas and met people from Alexandria. It happened to us in Italy in 2007.

Went to a belated birthday party for a current Parkfairfax resident and a past resident on Sat. night. 4 of us now live in Parkfairfax and 1 had visited friends here for 20 years. We met in a Madison model on Gunston, had the windows wide open to take advantage of the nice cool air. If you walked by, you probably heard us until about 10:30pm.

It's hard to believe Thanksgiving is next week. If you travel, be safe!

Oh, b4 I forget, for those of you who want a practically fat-free dinner, try buffalo. There's a vendor at the Arlington County Farmers market every Sat. It costs more than beef, but the taste is good....and almost NO fat and it's all natural.
