 &lt;p&gt;&lt;span style="mso-ansi-language:EN" lang="EN"&gt;Rising rents are forcing renters to outspend home owners on housing costs, according to a new study. &lt;/span&gt;&lt;/p&gt;  &lt;p&gt;&lt;span style="mso-ansi-language:EN" lang="EN"&gt;Since 2005, home owners’ housing expenses have climbed from 31.9 percent of their household budget to 33.2 percent. On the other hand, in that same time period, renters’ expenses have jumped from 35.6 percent to 38.4 percent, according to the October CoreLogic U.S. Housing and Mortgage Trends.&lt;/span&gt;&lt;/p&gt;  &lt;p&gt;&lt;span style="mso-ansi-language:EN" lang="EN"&gt;In the last 26 years, home owners have increased the amount they spend on household expenses by 12 percent while renters have increased it by 22 percent, according to the study.&lt;/span&gt;&lt;/p&gt;  &lt;p&gt;&lt;span style="mso-ansi-language:EN" lang="EN"&gt;Earlier this month, Capital Economics economists noted that for the first time in 30 years the median monthly mortgage payment is about the same -- or less -- than the median rental payment. &lt;/span&gt;&lt;/p&gt;  &lt;p&gt;&lt;span style="mso-ansi-language:EN" lang="EN"&gt;Yet, with the bleak job market, home ownership rates continue to fall in many parts of the country, particularly among younger generations. CoreLogic found in its report that the home ownership rate for the 25-to-34 age group dropped from 51.6 percent in 1980 to 42 percent in 2010. Just returned from a cruise from Barcelona, to Tunisia, ports near Rome and Florence, then to En Province in France. It's nice to be back in Parkfairfax. It's green, breezy, not too close to the monuments AND the employment is higher in the DC metro area. Depersonalize the home by removing family photographs, memorabilia, children’s art projects, sports gear and collectables; anything that would distract a buyer. The purpose of the buyer’s visit is to engage with the home, to “try it on”. It is difficult for buyers to visualize their belongings in a home that is filled with personal items. Less is best.&lt;br /&gt;&lt;br /&gt;2.  Remove large pieces of furniture that make a room feel crowded. Rent a storage unit or POD if necessary so that you can make the rooms feel spacious. Arrange furniture so that rooms feel open and bright and walk ways are generous. Imagine what the room will look like when photographed.  Will it look like a magazine photo?  If not, remove more items. The buyer will most likely see the photographs first, so this is an important task.&lt;br /&gt;&lt;br /&gt;3.  Stage each room so that the buyer knows its purpose. For example, if you are currently using your formal dining room as an office, remove the desk and replace it with a dining table and chairs so that the buyer isn’t questioning the floor plan.  Add a few decorative items that add a pop of color and pizzazz.&lt;br /&gt;&lt;br /&gt;4.  De-clutter countertops, closets and cabinetry. Clean countertops and closets so that they have the bare minimum. Arrange items in the cabinets so that they are well organized. Buyers will open closets and cabinets and make a judgment about the maintenance of the home accordingly. If items are neatly arranged and orderly, they will infer that the home has been well maintained.&lt;br /&gt;&lt;br /&gt;5.  Go room by room and check paint on walls and baseboards. Make any necessary repairs to sheetrock. A thorough cleaning and a fresh coat of a neutral paint will make the room feel and smell fresh. Clean carpets and flooring so that they sparkle. Replace worn carpet if necessary.&lt;br /&gt;&lt;br /&gt;6.  Lighten and brighten rooms so that they look large and happy. Replace light bulbs with new ones, avoiding the low wattage energy efficient ones.  Remove heavy window coverings. Clean blinds and shutters. Remove any evidence of pets or animals, especially litter boxes and bedding. Pay close attention to and eliminate pet odors.  Bad odors are always deal breakers.&lt;br /&gt;&lt;br /&gt;9.  Check the drive up curb appeal of the home. Mow the grass; weed, edge and mulch flower beds. Add some colorful perennials around the front of the home. Cut back or remove overgrown shrubbery. Trim trees. Place colorful pots of flowers by the front door. Check the exterior paint. Repaint the front door and replace old hardware. Remove toys and sports equipment. In winter months, consider sowing winter rye grass so that the yard pops with color when all the others are brown.  If a home does not have curb appeal, the buyer may never come inside.&lt;br /&gt;&lt;br /&gt;10.  Give the home warmth and a touch of pizzazz.  Spruce up the bedrooms with new bedspreads and some new pillows. Hang fresh towels in the bathrooms tied with ribbon or bows and remove toiletries. Replace worn mats and rugs. Add a large mirror over a dresser or low piece of furniture to add depth to a small room. Set the dining table with china. Interest rates at below 5%! This is a great motivator. My 1st mortgage interest rate was 18.275%. RUN don't walk to the property where you want to live-NOW! Who knows how long these interest rates will last. Speaking of interest rates, which brings me to mortgage loans; appraisers, the people who are hired by your lender to determine value, look at comparable sales in Parkfairfax during the last 3 months!!! Value 6 months ago is of no value to the lender. Therefore, when we show you the comparable property sales to help you determine your selling/buying price; this is where those numbers originate. A Parkfairfax resident asked me on Sunday where the price came from? The Multiple Listing Service lists those prices AND the amount of seller subsidy (seller can pay up to 3% of purchase price to help with buyer closing costs + is necessary in most transactions to help the buyer). This IS a buyers' market. ARE THE BUYERS READING THIS? Only Realtors can see this amount in the Multiple Listing Service of SOLD properties. This amount isn't listing on any government website. The seller subsidy lowers the "net to the seller". The only way for prices to escalate is for someone to pay cash above the prices of the comparables. Of course, if you have a new kitchen or bath. The appraised amount WILL change based on quality of the renovation. At that time, unless the BUYER wants an appraisal, there is none. That cash price becomes one of the new comparables and prices will go up. I hope this clears up pricing for sellers. And for buyers, THIS IS THE TIME to buy.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Has anyone eaten at Chez Andres lately on W. Glebe just before reaching route 1 in Alexandria? It's only about a 5 minute drive, or a 30 minute stroll. If not, try it! Several Parkfairfax owners and I ate there on a Sunday night 2 weeks ago. The prices are normal, the wait staff is experienced and friendly, and the food is fresh-for example, they had soft-shelled crab. Ask for Cathy Fudge as your wait person. Tell her The John and John Team from Parkfairfax referred you! And look for the coupons that come in the mail. Two residents used those for 1/2 price meals!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Also I want to recommend the Greeting Card store in the little mall across from Lindsay Cadillac. It seems the "hot-lane" situation has been halted. Local Resident's complaints along with lack of funding seem to have "done the trick". YEAH!!&lt;br /&gt;&lt;br /&gt;For those of you who have waited for combined units to come up for sale (over 1500 square feet), you will soon be rewarded.  Our combined units have more square footage than many of the detached houses in Beverly Hills and Braddock Heights. There's a lack of one bedroom units for sale at this time. Call us 703-820-9273.&lt;br /&gt;&lt;br /&gt;In the Washington Post today was an article about the 2% increase in values in property during the previous quarter. We see &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;a lot&lt;/span&gt; of buyers who haven't quite decided that "this is the time" to buy. This action tells Realtors with &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;a lot&lt;/span&gt; of experience (been through hard times before) know "this IS the time to buy". Hard to believe that some properties in &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-error"&gt;Parkfairfax&lt;/span&gt; drew multiple offers during the last quarter. The most renovated properties continue to sell most quickly; which means more money for the sellers.&lt;br /&gt;&lt;br /&gt;Some appraisers have been horrors for buyers, sellers and Realtors in the past quarter; however, this is changing. We've had several good appraisals during the past few weeks, unlike the early summer. What a weekend. We had 4 open houses yesterday. It appears that 2 of those will get offers and one of them "multiple" offers. If you want to hold value, buy Real Estate!!! Like my Grandmother used to say when people wanted to buy her farm land. They're not making anymore land, but money they print every day! She wasn't a fan of stocks/bonds!! Fortunately, homes in Parkfairfax, close-in Alexandria and Arlington, along with D.C. have done acceptionally well. We're so fortunate to live here.&lt;br /&gt;&lt;br /&gt;We had out of town guests over the weekend. We ate at Landini Brothers in Old Town Friday evening. It was a birthday event. We expected the typical tourist treatment; but were VERY pleasantly surprised. The service AND the food were exceptional and all 6 of us were happy we'd eaten there. The last time I was there was about 12 years ago at a Christmas party. Wow, what a difference. Sunday evening we ate at Arlington Thai in Shirlington. And they know how to make a Negroni. And Hana is REALLY good. Same price as the barber shop in Bradlee; either of which are walking distance from Parkfairfax; but I was in a hurry. If you know of someone who wants a detached house, look at 1706 Crestwood Drive, $525K. It has 3 bedrooms/3 baths and plenty of room to add on. It needs a new kitchen. By early Summer we were closing on 3738 Gunston Road, and our love affair with Parkfairfax had begun.  It was a romance that would only last for 2 years, but it left a big impact on my life.  The early months were filled with hard work, as we stripped paint down to beautiful plaster and demolished the kitchen walls.  I learned a lot about home ownership and remodling, and that a girl can fall in love with a Viking range as easily as she can a GE.  When the work started wrapping up and we came up for air, Rob &amp;amp; I were able to finally start appreciating the finer points of life in Parkfairfax.  We had an easy commute to Alexandria and DC, the pedestrian bridge to Shirlington made for a nice stroll to dinner or a movie, and, as Spring rolled around, we began to enjoy nature awakening all around us.  This is unexpected in Northern Virginia, that you could live a stones throw from 395 and still be surrounded by tall trees and beautiful gardens.  I often think of my neighbor Trudy Gongorra's, and wish that I had taken the time to learn more about gardening from her.  I also miss the azalea sale, and hope that it is still thriving.  Rob &amp;amp; I have been living in Williamsburg for almost 6 years now, but we return to the area for work or to catch a show at the Birchmere.  We drive through the neighborhood every chance we get.  And we're happy to still count all of the John &amp;amp; John Team - John, John, David and Carter - as our friends. "Which one would you like, sir?' Fresh vegetables galore and fresh fruit of more varieties thaN is imaginable. While walking by all the live frogs, turtles, jelly fish, pig's feet, crabs....I spotted laquered ducks hanging behind a glass wall. Behind it was a huge pig on a meat hook (fresh bacon, pork chops). The laquered duck peaked our tastebuds. The woman "thankfully" asked if she could chop it into pieces for us. It WAS so beautiful, head-on. Wow, was it cold. Paige said we had the 3 most attractive coats in Old Town. Her's was a fantastic designer suede with fur sleeves on the cuff and neck. And this fur was so unique....it was gorgeous. It was her Mom's. John M. wore a black suede and John W. wore a brown suede. (WHO CARES! WE DO! )What a good meal. Grilled scallop salad (JW), brot sandwich, with rosemary bread, 3 relishes (Paige) , and a cheese burger (JM). Very attentive wait staff, and VERY good food. The skylights add a glow that adds to the ambiance. There's a parking lot, metered, across the street...it was full, of course. So I parked in front of Arts Afire, the most attractive designer jewelry and glass store in the country. Joe Egerton, my dear friend is the owner. Several condominiums and detached home went "under contract" as a result of the pent-up-demand for real estate, the 37 year low 30 year fixed mortgage rates, and the "hope" generated by a new administration coming into political office and by being associated with The JOHNandJOHN Team. Being close to I395, Quaker Lane, Fairlington, Shirlington's shopping, library, metro, restaurants, and theatres make Parkfairfax in Alexandria and Shirlington in Arlington "must" place to live and work. Amazing how close Alexandria and Arlington is made by Shirlington-a 5 minute walk.&lt;br /&gt;&lt;br /&gt;On a more personal note, our laptop computer that we use at home or while at open houses died. After determining $300 to repair. We decided to purchase a new one. The Sony Style shop in Pentagon City is where we went to look because they sold the Sony Vios, our current laptop. They were giving 25% off some floor models. Their customer service wasn't great, but Chris, our salesperson/computer genius was VERY knowledgeable. This is interesting: did you know there's a 3 &lt;strong&gt;business &lt;/strong&gt;day right of recission to void your contract on condo documents in DC, 3 &lt;strong&gt;calendar&lt;/strong&gt; day right of recission in VA?&lt;br /&gt;&lt;br /&gt;It took only 40 minutes to get to the instruction site from Parkfairfax, but took an hour to get back home after the classes ended at 4:30. However, gasoline (premium) was only $2.32 per gallon. The least expensive price around here (for us) has been $2.46 per gallon.&lt;br /&gt;&lt;br /&gt;We ratified a contract on 3383 Martha Custis yesterday, a one bedroom Garfield. Our clients' properties ARE selling. Come see us this weekend. We love bringing new people into the park. The number of people attending that saw our signs at Parkfairfax's entrances amazes me. And the nice people that used to live here, now out-of-area, that bring back their friends, childrens, acquaintenances. I met a lady the other day who bought her father's apartment when he lived here 30 years ago. He moved away when the apartments went condo, and the unit became available as she was looking for a new home. What a small world.&lt;br /&gt;&lt;br /&gt;Have you ever been overseas and met people from Alexandria. It happened to us in Italy in 2007.&lt;br /&gt;&lt;br /&gt;Went to a belated birthday party for a current Parkfairfax resident and a past resident on Sat. night. 4 of us now live in Parkfairfax and 1 had visited friends here for 20 years. We met in a Madison model on Gunston, had the windows wide open to take advantage of the nice cool air. If you walked by, you probably heard us until about 10:30pm.&lt;br /&gt;&lt;br /&gt;It's hard to believe Thanksgiving is next week. If you travel, be safe!&lt;br /&gt;&lt;br /&gt;Oh, b4 I forget, for those of you who want a practically fat-free dinner, try buffalo. There's a vendor at the Arlington County Farmers market every Sat.
